AI takeoff and bidding for commercial concrete

Every quantity accounted for. Every bid, priced.

ConcreteIQ reads a project’s drawing set, takes off the concrete scope — footings, slabs, elevated decks, tilt-up panels, site concrete and CMU — flags anything it can’t measure with certainty, and hands the estimator a priced bid to review and send.

Invite-based early access · 5 free bids, no card required.

Who it’s for

Built for the people who bid concrete every week

Commercial concrete estimators and self-performing subcontractors bidding schools, retail, warehouses, tilt-up and CMU buildings.

The user

Commercial concrete estimator

Turns invitations to bid into takeoffs and proposals under deadline, across several jobs at once.

Pain: Hours of manual takeoff per bid — and the scope that never made it onto the sheet only shows up at buyout.
The buyer

Owner of a self-performing concrete sub

Wants more bids out the door from the same estimating team, without adding risk to the numbers.

Pain: Hiring estimators is hard, and every missed quantity comes straight out of margin.
The evaluator

Chief estimator / precon lead

A skeptical veteran deciding whether any AI takeoff can be trusted on a real bid.

Pain: AI tools that sound confident and are quietly wrong. ConcreteIQ is built to say when to doubt it.
Benefits

Measured, or flagged. Built so nothing is dropped quietly.

Everything below is built and running in the live beta.

AI takeoff from PDF plan sets

Classifies the sheets, then extracts footings, slab on grade, elevated slabs, tilt panels, site concrete and CMU.

Every scope measured or flagged

Anything it can’t measure with certainty is flagged in front of the estimator instead of silently dropped.

Reads notes and schedules

Treats the wall schedule as a census, reads block-versus-cast-in-place from the callout, and counts “TYP.” details.

Document conflict checks

When the civil and architectural drawings disagree on a covered item, it raises a conflict card to accept or dismiss, and logs RFIs that feed the bid letter.

A priced bid, not a spreadsheet

Rate library, markup cascade and tax, then a customer proposal letter exported to PDF, Word or Excel.

Refuses to finalize unpriced lines

A bid can’t be finalized while any line is unpriced, and a three-step review checks completeness, duplicates and accuracy.

How it works

Upload the plans. Review the takeoff. Send the bid.

  1. Upload your plansStructural, civil and architectural PDFs — the whole set.
  2. AI takes off & flagsQuantities for every concrete scope, with anything uncertain flagged and any conflicts raised.
  3. Review with the guided checksCompleteness, duplicates, accuracy — the estimator stays in charge of every number.
  4. Send a priced bidRates, markup and tax applied; a proposal letter exported to PDF, Word or Excel.

$144,219

of missing steel surfaced on a live bid

On a live $1.67M school bid, ConcreteIQ’s takeoff came in about 8% above the hand-priced bid. Chasing that gap, the estimator found $144,219 of tilt-up panel steel his bid had carried at zero — and re-issued it $165,000 higher.

Built with a working estimator

ConcreteIQ was built alongside a practicing commercial concrete estimator and tested against real bids.

86 of 86 tilt panels

On the same live job, the tilt-panel count matched the estimator’s own takeoff exactly, as did all 7 spread-footing mark families.

Strong early feedback

Early beta feedback from established concrete contractors has been strongly positive.

Key messages

  • Coverage beats accuracy. The expensive miss is the scope that never made it onto the takeoff.
  • It tells you when to doubt it. Uncertain quantities are flagged, not guessed.
  • It goes all the way to a priced bid — not just a quantity spreadsheet.
  • Built with an estimator, in the estimator’s language. The judgment stays with the estimator.
  • Proof: on one live bid, the gap it opened led to $144,219 of missing panel steel.

Audience & targeting

  • Job titles: estimator, senior/chief estimator, preconstruction manager, owner/president at concrete and site-work contractors.
  • Company type: self-performing commercial concrete subcontractors; general contractors that self-perform concrete.

Do

  • Say the $144,219 was surfaced by the gap ConcreteIQ opened — the estimator found it chasing that gap.
  • Frame the flagging as a design (“built so nothing is dropped quietly”), not a guarantee.
  • Tag any borrowed industry statistic “(industry figure)” with its source.
  • Use the estimator’s voice — plain, specific, no SaaS hype.

Don’t

  • Publish an accuracy percentage — the product deliberately publishes none.
  • Say “never misses”, “nobody else does this”, or that it replaces estimators.
  • Name competitors or quote competitor prices.
  • Name the contractor, the estimator, or any job, owner or GC.
  • Say ConcreteIQ measured the 209,781 lb of rebar — that figure came from the rebar detailer.
  • Quote customer counts, revenue, or pricing.
